1. What is the current availability of mortgages and land loans? Banks have money to loan! If you are interested in buying a vacant Estate lot or horse farm acerage a good first step is call a mortgage lender and inquire to your specific qualifications. Past Meadows lot buyers have used Serena Gonzalez of BBT Bank (telephone 910-673-5841 or email serena@bbandt.com ; expect +/- 7.625 interest rates) or Victoria Spannaus of Wells Fargo Mortgage (telephone 910-692-6225). Vacant land mortgage rates are typically slightly higher than home mortgage rates. But, keep in mind, f you are considering the purchase of a lot and have immediate plans to construct a home -- you may qualify for a better interest rate via a "bridge land mortgage to a construction loan" program. Please contact your preferred mortgage lender for more information.
2. What are the HOA dues and what is included? The Meadows HOA dues are $75 per month and are billed quarterly. The dues cover the costs of; maintaining the 10 acre COMMON PARK and the included amenity upgrades (see the Meadows Lifestyle video for Common Park photographs), road and community entrance maitenance, as well as the financial expenses of HOA operations such as insurances and taxes. 3. If I buy a lot --- do I have to build a home right away? NO, there are no regulations that require a set time frame to build on your lot. Albeit, most lot owners do choose to build a.s.a.p. so they may take advantage of the Meadows Lifestyle right away. Understanding Meadows lots are an extraordinary investment -- a few buyers have purchased lots as a savvy investment.
4. Are there any building restrictions or minimums? YES, single family homes must be a minimum of 2,000 square feet heated/cooled space. Barn apartments & garage apartments are allowed and need to be only 900 square feet in size. Remember, there is no required time frame to build. As some lot owners have already done, you may choose to first build a barn with an attached apartment (hunt box) and wait to build a single family home - if at all. Homes, barns, etc. must be costum built ("stick built") and are subject to approval by the HOA board.
